Property Accountant
<p>We are looking for an experienced Property Accountant to join our team in Charlotte, NC on a long-term contract basis. This role involves overseeing financial accounting, budgeting, and reporting for real estate properties, including commercial development projects. You will work closely with a dynamic team, gaining exposure to multiple aspects of real estate ownership while contributing to the growth of the organization.</p><p><br></p><p>Responsibilities:</p><p>• Handle all accounting activities for assigned properties, including managing balance sheets, income statements, and general ledger transactions.</p><p>• Prepare and analyze monthly and quarterly financial reports, including budget comparisons, insurance details, tax data, and bank reconciliations.</p><p>• Maintain accurate property and tenant records by interpreting lease agreements and ensuring data integrity.</p><p>• Manage monthly rent collection processes and ensure timely payments from tenants.</p><p>• Support the completion of annual audits and ensure compliance with financial standards.</p><p>• Collaborate with asset and property managers to develop and evaluate annual budgets and capital improvement plans.</p><p>• Conduct cash reforecasting for managed properties on a regular basis to ensure financial accuracy.</p><p>• Oversee capital improvement billing processes, including tracking project costs, creating funding requests, and securing necessary funding.</p><p>• Contribute to the development and implementation of accounting policies, procedures, and best practices.</p><p>• Assist in due diligence activities for property acquisitions and provide necessary support for asset sales.</p>
• Bachelor's degree in Accounting, Business Administration, or a related field from an accredited institution.<br>• Minimum of 2 years of experience in property accounting or real estate finance.<br>• Proficiency in Yardi software is essential, with advanced skills preferred.<br>• Strong understanding of accrual accounting and general ledger management.<br>• Expertise in month-end close processes and financial reporting.<br>• Advanced skills in Microsoft Excel and familiarity with other office software such as Adobe and Microsoft Office.<br>• Excellent attention to detail and strong organizational skills.<br>• Effective communication abilities, both written and verbal, with a focus on accuracy and thoroughness.
