Property Site Manager
<p>We are seeking a motivated, detail-oriented, and highly organized Property Site Manager to oversee the daily operations of our property and create a welcoming and efficient living environment for our residents. This dynamic role requires a hands-on leader who is capable of managing a wide array of responsibilities to ensure the property operates at peak performance. The Property Site Manager will be tasked with driving occupancy rates to achieve the goal of 95%, while fostering positive relationships with residents and delivering exceptional service.</p><p>Key areas of focus include marketing available units to prospective renters through various platforms, screening and onboarding new residents, and maintaining an active waiting list to ensure the property remains highly occupied. The role also involves financial oversight, such as managing budgets, collecting rent, reconciling accounts, and ensuring compliance with all applicable laws, including fair housing regulations.</p><p><strong>Key Responsibilities</strong>:</p><p><strong>Marketing & Leasing</strong>:</p><ul><li>Develop marketing tools and maintain advertising platforms such as Craigslist, Rent.com, and property websites.</li><li>Respond to inquiries promptly, maintain a waiting list, and refer applicants to other properties when appropriate.</li><li>Show units positively and screen applicants per property's selection criteria and fair housing laws.</li><li>Execute lease agreements, review Resident Handbook, and perform move-in inspections.</li></ul><p><strong>Rent Collection & Financials</strong>:</p><ul><li>Collect rent, reconcile discrepancies, and prepare deposits.</li><li>Handle late notices, generate balance due letters, and oversee eviction processes.</li><li>Assist with site budgets, capital expenditure plans, and variance reports to maintain financial stability.</li></ul><p><strong>Vendor Relations & Maintenance</strong>:</p><ul><li>Manage vendor contracts, insurance, and invoices, ensuring spending aligns with budgetary guidelines.</li><li>Collaborate with maintenance and caretaking teams to ensure prompt work order completion and unit turnover within 5 business days.</li><li>Conduct daily property inspections and address housekeeping/unit concerns promptly.</li></ul><p><strong>Resident Relations & Compliance</strong>:</p><ul><li>Address resident communications within 24 hours, handle conflicts professionally, and send notices as needed.</li><li>Ensure compliance with site-specific tenant selection plans, marketing plans, and program regulations.</li><li>Process income certifications and provide reports on tenant demographics as mandated.</li></ul><p><strong>Move-Outs</strong>:</p><ul><li>Process move-out paperwork, calculate charges, and monitor revenue recapture files per statutes and company guidelines.</li></ul><p><strong>Miscellaneous</strong>:</p><ul><li>Maintain an organized site office, complete administrative duties, and oversee inspection schedules.</li></ul><p><br></p>
<p><strong>Qualifications</strong>:</p><ul><li>High school diploma or equivalent; 1-2 years of property management experience required.</li><li>Strong organizational, analytical, and communication skills (oral and written).</li><li>Experience working with residents from diverse backgrounds; compliance knowledge is a plus.</li><li>Proficiency with computers and ability to read and interpret housing-related documents.</li><li>Ability to perform physical tasks (lifting up to 20 lbs, bending, stooping, etc.).</li></ul><p><strong>Certificates/Licenses</strong>:</p><ul><li>Valid driver’s license and reliable transportation.</li></ul><p>If this sounds like the role for you, apply now and join a dynamic team making a difference in property management!</p>
