<p>Job Overview</p><p>We are seeking an experienced Property Manager with a focus on compliance to oversee residential properties in Sacramento, California. The ideal candidate will ensure that all properties adhere to local, state, and federal regulations while maintaining high standards of property management. This role requires strong organizational skills, attention to detail, and expertise in compliance within the property management industry.</p><p>Key Responsibilities</p><ul><li>Oversee day-to-day operations of assigned properties, including tenant relations, lease agreements, and property maintenance.</li><li>Ensure compliance with all relevant laws and regulations, including California housing laws, fair housing regulations, and Sacramento-specific ordinances.</li><li>Conduct regular property inspections to verify compliance with safety, health, and habitability standards.</li><li>Maintain accurate records for audits, inspections, and compliance documentation.</li><li>Manage tenant complaints and resolve issues in accordance with legal and company guidelines.</li><li>Coordinate with legal counsel and regulatory bodies as needed to address compliance concerns.</li><li>Administer lease agreements, ensuring terms align with California state laws and local ordinances.</li><li>Stay updated on changes to property management regulations and implement necessary policy adjustments.</li><li>Collaborate with maintenance teams and vendors to ensure timely and compliant repairs.</li><li>Prepare and manage budgets, ensuring cost-effective operations while meeting compliance requirements.</li></ul><p><br></p>
<p>Qualifications</p><ul><li><strong>Experience</strong>: Minimum of 3-5 years of property management experience, with a strong emphasis on regulatory compliance.</li><li><strong>Location-Specific Knowledge</strong>: Familiarity with Sacramento, California, housing regulations and local ordinances.</li><li><strong>Skills</strong>:</li><li>Excellent understanding of California real estate and property management laws, including fair housing, landlord-tenant laws, and building codes.</li><li>Strong organizational and record-keeping skills.</li><li>Effective communication and conflict-resolution abilities.</li><li>Proficiency in property management software (e.g., Yardi, AppFolio, or similar).</li><li>Ability to work independently and manage multiple properties efficiently.</li><li><strong>Education</strong>: Bachelor’s degree in real estate, business administration, or a related field preferred, or equivalent experience.</li></ul><p>Preferred Certifications</p><ul><li><strong>California Real Estate License</strong>: Required for legal property management activities in California.</li><li><strong>Certified Property Manager (CPM)</strong>: Offered by the Institute of Real Estate Management (IREM), preferred for demonstrating advanced property management expertise.</li><li><strong>Certified Manager of Community Associations (CMCA)</strong>: Beneficial for managing homeowners’ associations or condominiums, offered by the Community Associations Institute (CAI).</li><li><strong>Fair Housing and Compliance Certification</strong>: Ensures knowledge of federal and California fair housing laws (available through organizations like the National Apartment Association or local real estate boards).</li><li><strong>Lead-Based Paint Certification</strong>: Required for properties built before 1978, per EPA and California regulations.</li><li><strong>California Apartment Association (CAA) Compliance Training</strong>: Recommended for staying updated on state-specific landlord-tenant laws and regulations.</li><li><strong>Certified Occupancy Specialist (COS)</strong>: Ensures expertise in managing compliance for affordable housing programs, including HUD and Section 8 regulations.</li></ul><p><br></p>
