- We are looking for an experienced Property Manager to lead daily operations for a luxury residential community in Newport News, Virginia. This role is responsible for balancing resident satisfaction, occupancy goals, and financial performance while ensuring the property is maintained to a high standard. The ideal candidate brings strong leadership skills, sound operational judgment, and a service-oriented approach suited to an upscale multifamily environment.<br><br>Responsibilities:<br>• Direct the overall operation of the apartment community, ensuring excellent presentation, smooth day-to-day performance, and a high level of resident service.<br>• Guide leasing efforts by tracking occupancy trends, supporting renewals, and driving strategies that strengthen retention and reduce vacancy.<br>• Address resident questions, concerns, and service requests with professionalism, urgency, and a focus on positive outcomes.<br>• Lead, coach, and support onsite staff across leasing, administration, and maintenance functions to promote accountability and strong team performance.<br>• Evaluate key property metrics such as rental revenue, delinquency, expenses, and occupancy to support informed operational decisions.<br>• Contribute to budget planning, forecasting, and monthly reporting while monitoring receivables, invoices, purchase orders, and community expenses.<br>• Partner with maintenance staff and external contractors to coordinate repairs, preventative maintenance, and improvement projects on schedule.<br>• Maintain productive vendor relationships, oversee service agreements, and monitor the quality and cost-effectiveness of contracted work.<br>• Perform routine inspections of buildings, grounds, and shared spaces to uphold curb appeal and luxury community standards.<br>• Ensure operations align with lease obligations, company policies, Fair Housing guidelines, and applicable federal, state, and local regulations.
