Regional Property Manager Miramar
<p>We are looking for an experienced Regional Manager to manage a portfolio of 8 properties in the Northern area, around Miramar. The Regional Manager is responsible for the for development and implementation of the company’s policies and procedures and will work closely with the Director and President and on-site staff to meet the properties financial and budgeted goals as operational objectives. Supervises associates and maintenance of properties within assigned portfolio. Conducts regular visits to properties within their portfolio to assess areas of development & capital expenditures, including periodic inspections of vacant units. The ideal candidate has worked in the Multi-Family Residential industry and has extensive knowledge of Apartment rentals in Florida and how to keep renewals ang occupancy at optimization.</p><p><br></p><p>Bonus points for candidates that have experience in Yardi software, and have used affiliated platforms such as Rent Cafe, or related applications.</p><p><br></p><p>Experience: Minimum of 5 or more years’ experience as a Property Manager in a multi-family environment and at least 3 years’ experience as a Regional Manager in the multi-family industry is required. Proficient with computers (Word and Excel), YARDI, Internet, and other relevant applications are required. A high school diploma or equivalent is required. CAM, ARM or CCRM designations are a plus as is a college degree. <p><strong>Essential Job Functions:</strong></p><p>• Monitoring properties occupancy and economic performance and reporting to ownership.</p><p>• Monitoring the upkeep, curb appeal and improvement of the properties, including model and vacant units.</p><p>• Manage the hiring, training, counseling, and firing of project personnel.</p><p>• Managing the effectiveness and presentation of the managers and agents on an ongoing basis including ongoing tenant relations for a continued stability.</p><p>• Managing the training of new personnel and ongoing training of existing personnel.</p><p>• Working with public relations and marketing department for maximizing effectiveness in reaching prospect qualified candidates to help maintain budgeted occupancy numbers. • Being able to work effectively and creatively during market changing times.</p><p>• Being affective and working with staff to manage complaints and issues that may arise.</p><p>• Managing the affordable tax credit, and Section 8 properties to ensure compliance.</p><p>• Responsible for creating and maintain properties budgets and meeting goals.</p><p>• Reviewing and approving expenses daily.</p><p>• Implementation and supervision of the property operations strategy for maintaining and improving the property's physical condition and appearance, cleanliness, public safety, and resident service while meeting property budget and financial objectives.</p><p>• Inspects property on a regular basis and verifies condition of vacant apartments.</p><p>• Ensure all offices have their resident files stored in a confidential and secure manner.</p><p>• Communicate with the Property Manager and Maintenance Supervisor and other team members regarding all aspects of property maintenance.</p><p>• Ensure all monies received on the property are deposited immediately and recorded daily and confirm all proper bookkeeping procedures are followed.</p><p>• Review weekly/monthly property status reports.</p><p>• Require all team members to be friendly, open, and available to the residents and co-workers while discouraging non-fraternization.</p><p>• Review incident report as required by our risk management company as instructed.</p><p>• Audit resident files as needed to ensure proper procedures are being followed.</p><p>• Prepare, implement, and monitor the Owner approved annual budgets and business plan to meet Owner objectives. The budget is to include capital improvements and an annual marketing budget.</p><p>• Ensures resident retention through communication and delivery of excellent customer service.</p><p>• Monitors all rent collections in accordance with property budget and resident lease terms.</p><p>• Enforces collections process as applicable.</p><p>• Provides reporting for property operations including developing property level budgets, tracking work orders, managing recoverable income, coding, and approving invoices, reviewing, and approving, and understanding and reporting income / expense variances monthly.</p><p>• Applies an understanding of best practices to hire, train and supervise maintenance technicians, property management personnel, and any other reporting employees.</p><p>• Understands and coordinates building and building systems inspections.</p><p>• Applies an understanding of the resident improvement process and monitors the process through completion.</p><p>• Know the sub-market of the property. Be familiar with the competing properties and their rents, specials, occupancy, and their management company.
