Property Administrator
Position Overview: The Leasing Consultant is contract contract full-time role responsible for leasing vacant apartments, managing lease renewals, maintaining positive relationships with residents, and promptly reporting maintenance concerns. This position requires regular attendance and adherence to company attendance policies. <br> Key Responsibilities: <br> Welcome prospective tenants, address inquiries, and promote the property. Conduct individual or group tours of the property, explain policies, amenities, services, and pricing accurately. Show available apartments to potential tenants and facilitate the application process. Communicate effectively with prospective and new residents through follow-up phone calls, emails, and other forms of communication. Assist clients in meeting eligibility criteria, including organizing co-signer documents and other required paperwork. Prepare and process all lease agreements and move-in packets for Manager review and signature. Coordinate new resident move-ins and ensure all necessary documentation is finalized. Draft lease renewals and secure annual renewal agreements. Conduct move-in and move-out apartment inspections. Inspect property grounds and units to maintain optimal condition. Identify and report maintenance issues, generating service requests as needed. Update and maintain accurate resident files and prospect information in the company’s Property Management System. Distribute community notices to residents as required. Additional Duties: <br> Maintain a professional and welcoming atmosphere in the leasing office. Support marketing efforts to promote the property creatively and effectively. Assist in planning and coordinating resident retention or community activities. Provide support with property bookkeeping and administrative tasks. Monitor and manage the use of community facilities (if applicable) in accordance with property guidelines. Attend regular team meetings to stay informed of community updates and initiatives. Comply with Equal Opportunity Housing and Fair Housing regulations, as well as company safety policies. Requirements: <br> Willingness to work evenings and weekends as needed to meet leasing and resident population demands. Commitment to achieving monthly leasing goals and contributing to team success. Professional communication and organizational skills to maintain positive relationships with prospects, residents, and staff.
