Property Manager
<p>Robert Half is seeking a <strong>Property Manager</strong> in Louisville, KY! The Property Manager's main responsibility is to oversee all aspects of the property and to make sure everything is running smoothly in accordance to all state, local, and property guidelines/procedures. The Property Manager role is contract to hire and business hours 8am-4:30pm.</p><p><strong><u>Duties of the Property Manager include, but not limited to:</u></strong></p><ul><li>Schedule, supervise and direct the daily activities of staff</li><li>Recruit, hire, coach, train and provide feedback to employees, including disciplinary action as needed</li><li>Prioritize, assign and monitor daily activities, service requests, and renovation/construction projects</li><li>Management of inventory system, maintenance supplies, and personnel</li><li>Complete and prepare annual budget and property inspection</li><li>Review monthly financial statements and achieve budget goals (occupancy, expenses, and net operating income)</li><li>Negotiate for supplies/services with vendors and contractors to achieve best possible prices</li><li>Ensure all invoices are processed and/or posted on a routine basis per company standards</li><li>Follow and enforce current policies and guidelines with employees to ensure compliance</li><li>Maintain resident relationships, monthly property activities, and work to swiftly resolve resident complaints/problems</li><li>Process new residents in accordance to Rental Policy and prepare legal action for eviction when necessary</li><li>Collect rent, place accounts for collection per policy, maintain account records, and make daily bank deposits</li><li>Report any property emergencies to immediate supervisor and complete incident report</li><li>Prepare advertising and marketing plan for the community as well as outreach to local businesses</li><li>Show and lease apartments, in addition to handling telephone inquiries</li><li>Perform annual apartment inspections of each unit and lease renewals</li></ul><p><br></p>
• Previous experience in leasing, property management, or a similar role.<br>• Strong communication skills with the ability to interact effectively with tenants and team members.<br>• Proficiency in handling inbound calls and providing excellent customer service.<br>• Familiarity with sales techniques and ability to support inside sales activities.<br>• Detail-oriented with strong organizational abilities for maintaining accurate records.<br>• Ability to work part-time hours initially, with the potential for a long-term transition.<br>• A detail-oriented approach and commitment to delivering high-quality service.<br>• Comfortable working in a fast-paced and client-focused environment.
