<p><strong>Commercial Property Manager</strong> maintains properties assigned and performs all related management functions, including, but not limited to, coordinating leasing and marketing efforts, approving move-in files, promoting lease renewals, resident relations, team building, and any other duties or other responsibilities that may be assigned by the Regional Property Supervisor. </p><p>Reports To: Regional Property Supervisor </p><p>·      The Essential Functions for the Commercial Property Manager Position are as follows:</p><p>·      Oversee the management of commercial properties located in assigned portfolio</p><p>·      Helping in the field/ Tenant Improvements/ Leasing-showing units/ Meeting vendors</p><p>·      Maintaining leasing, vendor relations, scheduling maintenance, onsite inspections, property analysis, budgeting, owner requests, and collections.</p><p>·      Ensure high level of property service and maintain high level of communication with tenants</p><p>·      Utilize Yardi Voyager to perform property related tasks</p><p>·      Have full knowledge of all BFPM property policies and procedures</p><p>·      Process all invoices in Yardi Payscan by the due date provided</p><p>·      Inspect property grounds and facilities routinely to determine necessity of repairs or maintenance.</p><p>·      Attend and manage tenant improvement construction and capital improvement construction meetings</p><p>·      Manage approved projects to ensure they are completed timely and within budget</p><p>·      Update and maintain property inspection reports and property records</p><p>·      Monitor delinquencies and ensure timely collection</p><p>·      Prepare and submit required reports</p><p>·      Review accuracy and expiration dates of insurance policies</p><p>·      Comply with daily, weekly, and monthly deadlines defined by Regional Manager</p><p>·      Prepare and send residents 3-day notice as necessary based on the signed rental agreement</p><p>·      Prepare and send out all other notices as needed</p><p>·      Attend legal proceedings pertaining to the property</p><p>·      Responsible for completing routine area market surveys and submitting them to your supervisor when requested</p><p>·      Assist with other duties as assigned</p><p> </p>
