We are looking for a dedicated Property Accountant to join our team on a long-term contract basis in Vancouver, British Columbia. In this role, you will manage financial operations for various properties, ensuring accuracy and compliance in reporting and accounting processes. This opportunity is ideal for individuals with a strong background in commcercial property management accounting and a passion for delivering high-quality financial services. Responsibilities:• Prepare month-end financial statements and management reports, including variance analysis and account reconciliations.• Calculate and process rent escalations, percentage rents, and recoveries (e.g., CAM, taxes, insurance).• Develop cash flow reports and oversee monthly distributions.• Track capital expenditures and address variances in collaboration with Property Managers.• Review accounts receivable and assist in resolving tenant queries.• Compile year-end working papers and coordinate with auditors.• Facilitate annual tax recovery reconciliations and billings.• Support Property Managers in creating property forecasts and budgets.• Update tenant charges and recovery matrices based on lease agreements and budgeted expenses.

• Degree or diploma in commerce, accounting, or a related field.• Minimum of two years of experience in property management accounting.• Proficiency in forecasting, budgeting, and expense recoveries.• Intermediate knowledge of Microsoft Office, particularly Excel, Word, and Outlook.• Familiarity with Yardi software• Strong analytical skills and attention to detail.• Excellent communication abilities in English, both written and verbal.• Ability to work efficiently under pressure while maintaining accuracy and focus.• Canadian CPA Designation is an asset
