This role partners closely with property management and ownership to ensure timely, accurate, and compliant financial information, while maintaining strong internal controls and adherence to budgets, lender requirements, and accounting standards. The Property Accountant supports month-end close, budgeting, audit and tax preparation, and financing-related reporting across a portfolio of properties.</p><p>Key Responsibilities</p><p><br></p><ul><li>Prepare monthly balance sheet account reconciliations, including cash, assets, and liabilities, and perform analytical reviews of operational data such as expense classification and budget adherence.</li><li>Post monthly journal entries to ensure financial statements are accurate and properly stated.</li><li>Provide timely and accurate financial reports to property managers and ownership on a monthly, quarterly, and annual basis.</li><li>Assist with the preparation of annual and monthly budgets for assigned properties and related entities.</li><li>Coordinate with tax and audit professionals to prepare annual financial information and ensure timely filing of audit and tax returns.</li><li>Review and ensure proper classification of all property-level revenues and expenses.</li><li>Monitor cash balances regularly to ensure sufficient funds for operations and timely payment of liabilities.</li><li>Ensure timely payment of mortgages and other property-related obligations.</li><li>Assist with the preparation of financial reporting related to financing and refinancing activities, including lender reporting and compliance requirements.</li><li>Prepare and process replacement reserve draws in accordance with lender and ownership requirements.</li><li>Record fixed assets on a quarterly basis and ensure accurate capitalization.</li><li>Review job cost invoices and postings to confirm accuracy and alignment with approved budgets.</li><li>Assist with special projects and ad hoc accounting initiatives as assigned.</li></ul><p>Qualifications</p><ul><li>Bachelor’s degree in Accounting, Finance, or a related field.</li><li>Two (2)+ years of property or real estate accounting experience preferred.</li><li>Working knowledge of GAAP and property accounting principles.</li><li>Experience with property management or accounting software (e.g., Yardi, MRI, AppFolio, or similar) preferred.</li><li>Strong reconciliation, analytical, and organizational skills.</li><li>Ability to manage multiple properties and deadlines in a fast-paced environment.</li><li>Strong communication skills and the ability to partner effectively with property managers and ownership.</li></ul><p><br></p>
