<p><strong>Position: Development Accountant (Contract)</strong></p><p> 📍 Location: Vancouver, BC (On-site)</p><p> 📅 Start Date: As soon as possible (target: by October 20)</p><p> 📆 Duration: 6 months, with strong potential for extension</p><p> ⏱ Hours: Full-time, 40 hours per week</p><p><br></p><p>About the Opportunity</p><p>We’re partnering with a leading real estate development company specializing in commercial and residential projects. They are seeking a <strong>Development Accountant</strong> to join their team on a contract basis and support key accounting functions during a busy project cycle. This role is ideal for a technically strong accountant with experience in project and development accounting who thrives in a fast-paced, deadline-driven environment.</p><p><br></p><p>Key Responsibilities</p><ul><li>Process monthly <strong>draw requests, deposit collections, and sales reconciliations</strong> with accuracy and timeliness.</li><li>Perform <strong>bank reconciliations</strong> and support efficient month-end close processes.</li><li>Record and track <strong>GST and utilities refunds</strong>; assist with <strong>GST filings</strong> and <strong>Empty Homes Tax</strong> submissions.</li><li>Prepare <strong>monthly project reports</strong>, track budgets, and perform <strong>variance analysis</strong>.</li><li>Collaborate with internal teams, project managers, and external vendors to ensure financial accuracy and timely deliverables.</li><li>Liaise with lenders and quantity surveyors to provide cost information and review draft project reports.</li><li>Maintain monthly <strong>working papers</strong> and ensure invoices are properly coded and aligned with contract terms.</li><li>Assist with <strong>loan draw calculations</strong>, project cost tracking, and HPO registration.</li><li>Enter <strong>statements of adjustments</strong>, process contractor invoices, and support vendor payments via cheques and EFTs.</li><li>Contribute to <strong>year-end audit preparation</strong> and provide support for ad hoc reporting and special projects as required.</li></ul><p><br></p>
<p>Qualifications</p><ul><li><strong>CPA designation (or equivalent)</strong> with a minimum of <strong>4+ years of development accounting experience</strong>.</li><li>Proven experience with <strong>commercial and/or residential real estate projects</strong>.</li><li>Strong technical accounting skills and familiarity with <strong>ASPE</strong>.</li><li>Proficiency in <strong>Yardi Voyager Job Cost</strong> is highly preferred.</li><li>Exceptional attention to detail, organizational skills, and ability to meet tight deadlines.</li><li>Strong communication and interpersonal skills with the ability to work cross-functionally.</li><li>Self-starter who thrives in a <strong>fast-paced, dynamic environment</strong>.</li></ul><p><br></p><p>If you are an experienced accounting and financial professional, please apply to Robert Half Management Resources today.
