Construction Manager
<p>Our client is a well-established privately owned commercial general contractor based in the Fraser Valley with more than 25 years of experience in the construction industry.</p><p><br></p><p>The organization delivers a diverse range of projects throughout BC, including commercial buildings, industrial warehouses, tenant improvements, institutional projects, corporate roll-outs, and multi-family developments.</p><p><br></p><p>They are looking to add an experienced Pre Construction Lead to their team, with the primary focus on commercial construction.</p><p><br></p><p>This is an excellent opportunity for a leader who enjoys being involved from the early stages of a project through tender and award and wants to work closely with senior leadership, clients, consultants, subcontractors, and the project management team.</p><p><br></p><p><strong>Key Responsibilities</strong></p><ul><li>Lead the estimating process for commercial construction projects, from initial budgets through final tender and award.</li><li>Review architectural, structural, mechanical, electrical, civil drawings, specifications, and other tender documents.</li><li>Complete detailed quantity take-offs, cost estimates, budgets, and bid proposals.</li><li>Solicit, analyze, and negotiate pricing from subcontractors, suppliers, and vendors.</li><li>Develop competitive and accurate bids while identifying project risks, exclusions, and opportunities.</li><li>Participate in bid strategy, value engineering, and risk reviews.</li><li>Prepare conceptual budgets and assist with cost planning during the pre-construction phase.</li><li>Work closely with Project Managers, Superintendents, consultants, architects, and senior leadership.</li><li>Maintain strong relationships with subcontractors and suppliers throughout the bidding process.</li><li>Monitor market conditions, labour costs, material pricing, and subcontractor availability.</li><li>Support project turnover from estimating into construction, ensuring a smooth transition of budgets, scopes, assumptions, and commitments.</li><li>Assist with change-order pricing and cost analysis as required.</li><li>Manage multiple estimates and competing deadlines while maintaining a high level of accuracy.</li></ul><p><br></p>
<p><strong>What We Are Looking For</strong></p><p><br></p><p>The ideal candidate will bring:</p><ul><li>5+ years of construction estimating experience, preferably with a General Contractor.</li><li>Strong experience estimating commercial construction projects.</li><li>Experience with industrial, warehouse, tenant improvement, institutional, or other commercial building projects is highly valued.</li><li>Strong understanding of construction methods, materials, sequencing, and BC construction practices.</li><li>Ability to confidently read and interpret architectural and engineering drawings and specifications.</li><li>Strong knowledge of subcontractor scopes, construction costs, labour, materials, and current market pricing.</li><li>Experience with quantity take-offs, tender preparation, bid analysis, and subcontractor negotiations.</li><li>Strong analytical, organizational, and problem-solving skills.</li><li>Excellent communication and relationship-building abilities.</li><li>Ability to manage multiple bids and deadlines simultaneously.</li><li>Proficiency with estimating and construction software such as Bluebeam, On-Screen Takeoff, PlanSwift, SmartBid, or similar platforms.</li></ul><p>Great opportunity to join a well tenured team!
