Reporting to an Accounting Manager, the Property Accountant will be responsible for a portfolio with a mix of commercial, retail and office building properties. Specific responsibilities will include the preparation of Financials, the annual CAM reconciliations, recoveries, budgeting and forecasting.</p><p><br></p><p><br></p>
<p>Our client is a well-established privately owned commercial general contractor based in the Fraser Valley with more than 25 years of experience in the construction industry.</p><p><br></p><p>The organization delivers a diverse range of projects throughout BC, including commercial buildings, industrial warehouses, tenant improvements, institutional projects, corporate roll-outs, and multi-family developments.</p><p><br></p><p>They are looking to add an experienced Pre Construction Lead to their team, with the primary focus on commercial construction.</p><p><br></p><p>This is an excellent opportunity for a leader who enjoys being involved from the early stages of a project through tender and award and wants to work closely with senior leadership, clients, consultants, subcontractors, and the project management team.</p><p><br></p><p><strong>Key Responsibilities</strong></p><ul><li>Lead the estimating process for commercial construction projects, from initial budgets through final tender and award.</li><li>Review architectural, structural, mechanical, electrical, civil drawings, specifications, and other tender documents.</li><li>Complete detailed quantity take-offs, cost estimates, budgets, and bid proposals.</li><li>Solicit, analyze, and negotiate pricing from subcontractors, suppliers, and vendors.</li><li>Develop competitive and accurate bids while identifying project risks, exclusions, and opportunities.</li><li>Participate in bid strategy, value engineering, and risk reviews.</li><li>Prepare conceptual budgets and assist with cost planning during the pre-construction phase.</li><li>Work closely with Project Managers, Superintendents, consultants, architects, and senior leadership.</li><li>Maintain strong relationships with subcontractors and suppliers throughout the bidding process.</li><li>Monitor market conditions, labour costs, material pricing, and subcontractor availability.</li><li>Support project turnover from estimating into construction, ensuring a smooth transition of budgets, scopes, assumptions, and commitments.</li><li>Assist with change-order pricing and cost analysis as required.</li><li>Manage multiple estimates and competing deadlines while maintaining a high level of accuracy.</li></ul><p><br></p>
